The Elysian Hotel
Traffic Impact Study

The Elysian Hotel is an exclusive luxury development located in Chicago's Gold Coast neighborhood in the area bounded by Rush Street, Walton Street and State Street. A unique combination of residential and hotel living, the Elysian Hotel features 152 hotel suites and 52 condominium units that owners may rent as hotel suites when they are out of town. As a follow up to the successful Connors Park Transportation Study, the Prime Group hired Land Strategies to determine the traffic and parking impacts of the proposed hotel. Land Strategies established existing conditions by collecting traffic volume data and parking conditions in the study area. The number of additional vehicles generated by the hotel was analyzed and led to our recommendations for an on-site motor court to accommodate vehicle and taxi maneuverings. The site plan and traffic report were presented to Chicago's Department of Transportation and the Department of Planning and Development where they were both approved by the City of Chicago. Initial sales of the new condominium residences have been strong.
 
Menominee Casino Hotel
Traffic Impact Analysis

When a new casino hotel brought increased traffic to Kenosha, Wisconsin, Analytical Environmental Services based in Sacramento, California hired Land Strategies to analyze traffic impacts and make recommendations to improve traffic circulation. The new Menominee Casino Hotel had to accommodate volumes of automobiles, busses, shuttles and taxis that previously were not common in the area. Land Strategies began by examining existing traffic operations related to the casino and freeway interchange access near the site. Pedestrian circulation was also examined, as well as pick-up and drop-off operations and parking. Using this information, we developed recommended roadway improvements to accommodate both the increase in traffic and the new traffic patterns that would help ease the traffic concerns of the community.
 
3939 Western Avenue
Traffic and Parking Impact Study

Westward Development Company retained Land Strategies, Inc. to determine the traffic and parking impacts of a proposed residential development located at 3939 North Western Avenue in Chicago, Illinois. Area residents had voiced numerous concerns regarding the development's impact. Land Strategies established existing conditions by collecting parking data and observing traffic conditions in the study area. Recommendations were made to mitigate these impacts, including making a one-way street into a two-way street in order to minimize the traffic impact that the development would have on the adjacent neighborhood. Land Strategies made a presentation to the neighborhood group and the Alderman, discussing the traffic and parking conditions. The neighborhood voted in favor of the project, which allowed the project to continue through the approval process.
 
Island Lake Middle School
Traffic Impact Study
Island Lake, Illinois
Land Strategies, Inc. was retained to determine the traffic impacts of a new middle school serving the Island Lake community. The proposed 700-student middle school is located on the west side of Darrell Road, north of Bonner Road, in Island Lake, Illinois. Land Strategies made numerous recommendations with regards to turn lanes, vehicular access, pedestrians and bicyclists. The traffic study was approved by the Lake County Division of Transportation.
 
Lincolnshire Commons
Traffic Impact Study
Lincolnshire, Illinois
Land Strategies Inc. was hired to determine the traffic impacts of the proposed Lincolnshire Commons commercial development at the intersection of Milwaukee Avenue and Aptakisic Road in Lincolnshire, Illinois. The 140,000 square foot development consisted of numerous retail tenants, anchored by The Cheesecake Factory and Fleming's Steakhouse. Land Strategies gathered existing road system information, including peak hour traffic counts, field observations of roadway operations, traffic control devices and surrounding land uses. Future site generated traffic volumes were assigned to the road system to identify future traffic conditions. Signal warrant analyses were conducted at both access locations on Milwaukee Avenue and Aptakisic Road. Turn lane design recommendations were made. Land Strategies also assisted with the Intersection Design Study completed by Manhard Consulting, Ltd. The Lake County Division of Transportation, the Illinois Department of Transportation and the Village of Lincolnshire all approved the Lincolnshire Commons traffic study.
